AppFolio provides tenant screening reports to our property manager customers who wish to screen applicants for potential tenancy. AppFolio's tenant screening reports may include credit information (including a credit score), rental history, as well as publicly available landlord-tenant and criminal records, depending on the service the property manager has signed up for. AppFolio obtains credit information from Experian (a nationwide credit bureau) and Rental history from Experian RentBureau. Criminal and landlord-tenant data is pulled from hundreds of state and county courts across the United States.
AppFolio is dedicated to providing accurate, up-to-date credit and background information. If you believe information in your tenant screening report is incorrect, we encourage you to take the necessary steps to dispute the error. We are here to help and provide assistance throughout the process. Please see the “Dispute an error on your screening report” section above to start the dispute process.
Once we receive your request, we will work with you to complete an in-depth investigation. AppFolio will update or remove any information determined incorrect from your tenant screening report and notify you and the property manager of the results.
There are over 100 different types of credit scores. Each one is used for different purposes and calculated in different manners. It is not uncommon to see various credit scores that are significantly different from each other for the same credit file.
A consumer disclosure is a copy of all information held by AppFolio in relation to you (as defined in section 609 of the Fair Credit Reporting Act (15 U.S.C. § 1681g)). If you would like to request a copy of your consumer disclosure, please see the “Request a copy of your consumer file disclosure” section above.
If you are a survivor of human trafficking, there might be adverse items of information on your screening report that resulted from trafficking. We can assist you in blocking the adverse information from your screening report, please see the “Submit a human trafficking survivor request” section above.
AppFolio is a software company that offers property managers the ability to run background checks during the rental application process. The property manager evaluates your application (including any background check performed) and makes all decisions on leasing. AppFolio is not involved in the decision making process.
AppFolio is a software company that provides background checks to property managers in the rental application process. AppFolio is not a nationwide credit bureau and cannot place a security freeze on your credit file. AppFolio's background checks contain credit score and tradeline information provided directly from Experian. We recommend contacting the nationwide credit bureaus (Experian, TransUnion, and Equifax), who will be able to assist you with this type of request.

AppFolio develops software for property management companies. A feature of our software provides credit and tenant screening services to property management companies. Our name appears as a credit inquiry on your file when you have been screened during the application process for a housing rental.
